1. Who will run your account day to day?
Ask for a named lead, not a team alias. Then ask what happens when that person goes on leave or leaves. Ask about staff turnover and bench depth. A firm with a clear answer has planned for continuity. A firm that says "the whole team works on it" usually means nobody is accountable.
2. Will you see every change made to your website?
Insist on a written change log. Every edit to your website needs a record, from a title tag to a redirect rule. The log should show the date, the URL, what changed and why. Google's hiring guidance suggests asking whether a provider will share all the changes it makes. Ask to see a redacted change log from an existing client. If the firm has none, expect your site to get the same treatment.
3. Who controls your logins and data?
Find out which logins the firm needs and at what permission level. Good practice looks like this:
- individual accounts for each team member and never a shared password
- the lowest permission level that gets the job done, with restricted (read-only) Search Console access during the audit phase
- your organisation as the owner of every property: domain, analytics, Search Console, Business Profile and CMS
- a written process for removing access when someone leaves the account
- a data protection agreement when the firm handles customer or audience data
4. What will the monthly SEO report show?
Ask for a sample monthly report. A useful one covers what the team did, what changed in rankings, traffic and search performance, and what comes next, in that order. Be wary of reports full of third-party tool scores. Those metrics have a place. They are not Google's own data.
Agree the KPIs, a monthly review call and an escalation path before work starts. Then compare every report with your own Google Analytics and Search Console data. The numbers should match.
5. Can the firm show real work samples?
Request one real piece of work in each area you are buying: a technical audit, a content brief or an on-page recommendation. Read each one for specifics. Generic advice that fits any website signals templated output. Also ask how the team uses AI tools in content production and who edits the final copy.
6. Can you speak to real clients?
Ask for two clients in a sector or country close to yours and contact them yourself. Ask how quickly the firm raised problems. Ask whether the named lead stayed the same. Ask whether they would sign again. Treat case studies without real numbers as unverified claims. Be wary if every reference turns out to be another agency.
7. How do you exit the contract?
Know how you leave before you sign. Look for these terms:
- a notice period of around 30 days
- a handover pack with the full change log and all content produced
- removal of access within a set number of days
- a clear statement that you own the work

- UK buyers get a solid morning overlap. Book standing calls before lunch. Expect the window to shrink by an hour when the clocks go back in late October.

Clock changes fall on different dates in the UK, the US and Australia, so your overlap also shifts for a few weeks each year. Ask every shortlisted firm how it handles your overlap: fixed call times, adjusted hours for some staff or a fully asynchronous model.

Which red flags should make you walk away?
- Unsolicited outreach that promises first-page rankings, a guarantee no one can make according to Google's own guidance
- A request for full admin access on day one, before anyone agrees to an audit or plan
- Backlink packages priced per hundred links or built on private blog networks, both of which risk a manual action under Google's spam policies
- No named person on the proposal or the contract
- The same login shared across several client accounts, which exposes every client if one account is breached
- Reluctance to share past change logs or sample reports, usually blamed on confidentiality
- A price quoted before anyone has looked at your website, or far below competing quotes for the same scope, which points to a template or junior-only work
